Every Roam stay is a short-term license to use a vacation home — not a residential tenancy. This page summarizes the Vacation Home Temporary Use License you review and sign at checkout; the signed version, populated with your booking and property details, is the binding agreement.

#### A License, Not a Tenancy

Your stay grants a temporary, revocable license to occupy the home for the dates of your reservation for vacation or short-term use only. It does not create a lease, a residential tenancy, or any ownership or possessory interest, and landlord-tenant law does not apply.

#### Occupancy & Guests

Occupancy is limited to the guests named on the booking and the maximum the home allows. The reserving guest must be of the required minimum age and is responsible for everyone in the party and for compliance with the house rules.

#### House Rules, Conduct & Care

Guests agree to the home's house rules, to treat the property and neighbors with respect, and to report damage promptly. Prohibited uses — parties or events beyond the stated limits, smoking where not permitted, unapproved pets, and unlawful activity — may end the license without refund.

#### Payment, Deposits & Damage

Payment terms, any deposit or damage-protection amount, and the cancellation window are those shown on your booking. You are responsible for damage beyond ordinary wear during your stay, as set out in the signed license and our [Cancellation Policy](/cancellation-policy/).

#### Assumption of Risk & Liability

Use of the home and its amenities is at your own risk. The signed license sets out the assumption of risk, release, and limitation of liability that apply, to the extent permitted by law.
