## Stephen — December 2016 — 1★

The stay was pleasant until the owner tried to put off previous damages off on me. Screens were missing from the windows and the table was broke when we got there and conveniently he wants to charge me. We additionally pay a cleaning fee and he tried to charge more for basic cleaning like wiping down the stove and the refrigerator when it reeked and had spoiled food in it. The owner also had clutter all over his house. The worse part of the stay was one of the beds had dirty sheets. It had something sticky and gooey in the bed. One of the guest woke up with it stuck to his chest and conveniently ended up sick and in the hospital.

> **Response from ROAM:** This is quite an immature response, but expected based on the behavior of Stephen and his group. I will go through each of his claims, one at a time. Stephen messaged me prior to booking that he was "looking for a peaceful weekend." This property is perfect for that. If Stephen had told me he was going to have a party, I would also have been OK with that, but established some basic boundaries and expectations. I reached out to Stephen on Friday night to make sure the place was satisfactory, and he did not respond or complain. I reached out again on Saturday morning: "Just a quick check in to make sure you settled in nicely and everything was satisfactory." Again, no complaints or responses. It's only now, after I asked him to be responsible for his actions that he makes unsubstantiated and false claims. The home was finished being built around 6 years ago. Since then, it's been occupied for less than 5% of the time. Mostly the occasional weekend with our family and only recently AirBnB guests. It has literally no wear and tear yet. There's never been a screen missing, because they were never removed. They still aren't "missing" they were just taken out for some reason and left in the snow. There was a broken table and the door handle was broken after Stephen’s group left, that didn’t exist before. Yes, there is a "basic" cleaning fee, just like all AirBnB rentals have. This is to do a quick and final clean up, change out all the linens and towels, and setup the home for the next renters. It should take no more than an hour. I think all reasonable people would understand that this cleaning should not take an additional 4 hours of scrubbing and organizing. The condition Stephen left the unit in was not "basic" cleaning. This "peaceful weekend" resulted in 14 bags of trash we collected from the home. Stephen claimed the refrigerator had spoiled food in it, but there is never any food kept in the fridge, and it is emptied after each guest. He is claiming this because I told him that whatever meat product they had in the fridge had leaked all over and throughout the drawers. We had to completely scrub the fridge. His entire response is an attempt to use diversionary tactics to skirt responsibility. Stephen claimed there was “clutter” all over the home. I am not sure what he means by this as the home is sparingly decorated. Lastly, and most importantly is the claim of dirty sheets. All bedding is changed, every time, regardless of whether we can verify if a guest used that bed or not. There is no way that the sheets were sticky and gooey. Based on the condition of the home and remnants left, it’s more likely the guest vomited and had alcohol poisoning, which sent him to the hospital. The home hadn’t been rented for 2.5 weeks, so even if something had been spilled on the sheets that wasn’t noticed, it would have dried by then. Hospitalized for sticky sheets? Let’s just call this as ridiculous as it sounds. Stephen and his guest also took their vehicle and drove around the home, over the yard and “off roading” This is directly over the septic tank and drain field. It’s not yet known if they caused any additional damages. Stephen is clearly trying to insinuate and exaggerate an experience that he never had, never complained about, and simply avoid responsibility for his actions.

This log home is a great place to get away from everything. The property is like a nature preserve with well maintained, winding paths that include a park bench overlooking the wetlands. There are many deer on the property and one morning I startled some hiding in a thicket while out walking the paths. A flock of 15-20 turkeys ambled thru the yard during my visit. The home is new, fresh and clean. The kitchen and home is well stocked with everything you might need.

Pictures don't do this place justice. Very well furnished and well taken care of property with a great cabin feel. Beautiful country roads made for a fun afternoon cycling. Rob was a great host and was always prompt with communication. Comes highly recommended!

We loved the place! Great outdoors get-away spot for us and our dogs. Everything was promised to us in the description as well as the pictures, owners were very friendly and prompt at getting back with us in quick time and we plan to come back very soon!
